She does work at a gym as a treiner but I don't want to be liable for soemone getting hurt in my rental home. Please advise on this situation if possible. tks.
home occupations are permitted out of any residental home. whether
this can be considered a home occupation, is uncertain.
If the individual is not needing excessive trucking and signage
and is not making excessive noise, i would relax.
All businesses are insurable and you should only make sure
that you are covered in event either of you is sued.
Excuse the association, but drug houses rarely cause the
property owner any problem as long as the owner did not
know. that is for an illegal operation.
YOUR tenant has a legal type of business. HE is harming no one.
My peers are wrong about home businesses UNLESS in your
city your house is zoned for NO home business.
Make sure your tenant GETs your home insured and wish your tenant well. If in doubt, just call your insurance company.
we need more in home businesses, not fewer.
You probably should have thought of this before you wrote the lease. If the lease does not prohibit a home-based business that is otherwise legal, then it will be essentially impossible to evict your tenant.
Many municipalities do not require business licenses for home-based businesses.
You are getting a little carried away with "liability." you are only liable for injury caused due to your negligence in maintaining the premises. you are not responsible for anything if someone injures themselves with weightlifting equipment that you had absolutely no role in furnishing.
Put a halt to that activity immediately. you are exposing yourself to substantial liability if a client is injured on your property. As well, it's NOT legal to run such a business out of a house without proper permits from the municipality.
No. Your home is most likely zoned residential and the operation of a business is illegal. Your home owner's insurance is in jeopardy and big problems if one of his clients is hurt Evict him now for violating the lease
Perhaps.
READ the lease agreement carefully.
Check out local ordinances as well, many prohibit or limit home based businesses.
Have her execute a Hold Harmless with you.
Unless you are commercially zoned…you are liable. It is illegal to run a business out of a residential property.
